Your deposit is fully refundable up to 4 weeks before your delivery date.
 
Any cancelled buildings after the four week building  stage will incur a substantial charge, Standard size garden sheds will be charged at half price any non standard building like a bespoke Summerhouse an odd sized summerhouse, and odd shaped or extra hight building that has or has not been painted in the customers choice of colour will still incur the full payment once we are making or have made your building i.e our cut off point is four weeks prior to delivery. After that point Workgreat Ltd will have to store your building until we can find a buyer for your specific building and that could take a very long time as a result payment will be required in full no matter what the circumstances of cancelation.

not mass produced buildings.
 
Should any customer postpone a building we have to put this in secure storage and is charged for – the charges are on this the small print page.
 
As above all buildings should have been paid in full 7 days prior to delivery

SITE ASSEMBLY.

Our assembly staff have to kneel down on your site to level your bearers and getting covered in poo or pee is not a nice way to start our day !!!
 
All buildings are sited on treated bearers providing we assemble them. This gives an airflow under your building.
 
We always ask for a responsible adult to be on site to show us where to site your building, when the floor is laid we ask is this correct ? if it is we assemble your building, as our Summerhouses are often lined , insulated with electrics, Arcs and Skirts it takes a full day for our joiners to assemble your building,. often these buildings have a glued on Firestone rubber roof, it is impossible to just simply ‘MOVE THE BUILDING’ at this stage the cost of moving a lined and insulated building with a glued one piece roof 
                             IS CONSIDERABLE  
the electrics have to be ripped out the membrane replaced and a lot of internal and external trim has to be replaced just moving the building a few feet will take at least a full day with the cost being well over £1000 for Labour and materials.
 
IF A CUSTOMER IS NOT GOING TO BE PRESENT TO SHOW US THE EXACT POSITION THAT THE CUSTOMER WISHES THE BASE TO BE LAYED OR HAS NOT MARKED THE GROUND with paint-  ACCORDINGLY  OUR STAFF WILL PUT YOUR BUILDING IN THE BEST POSITION POSSIBLE FOR ASSEMBLY AND MAINTENANCE – AS A GOLDEN RULE WE REQUIRE 2′ OR 600mm at all sides to do our job. 
Our Summerhouses are not the flimsy buildings you may see elsewhere and cannot be moved once assembled.
It is 100% the customers responsibility to ensure that if you cannot be on site another family member shows us exactly where you want your building sited.
When you purchase a Summerhouse from ourselves we  always recommend that the customer is on site at the base laying stage as any dismantling and moving of a finished building is at the customers expense. It is your garden, your choice of position, your site not ours. We are happy to recommend but ultimately 
you are buying a quality product and you should be present to see how hard our staff work on your behalf.
 
Our buildings cannot be simply ‘pushed’ or lifted , taking any of our buildings down is as we have explained above a massive job.

FOR THE SITE OF ANY BUILDING 
THAT IS ULTIMATELY THE CUSTOMERS  JOB 
We do not work on hearsay i.e ” I said put it here or I said put it there ” 
IF YOU WANT SPECIFICS i.e within a foot or two WE ARE HAPPY TO OBLIGE — BUT YOU MUST BE ON SITE TO SHOW US  the precise position you want your building to be assembled.
 
CLEARED LEVEL SITE.  
It is the customers responsibility to ensure our joiners have a clear solid site so that our joiners can assemble your building.
We always do our utmost to assemble your building on the day we arrive, if for any reason the site is not clear and our joiners cannot do the job we have sent them to do we will have to charge i.e if we have to stop  your job. We can either stack your building at your site and charge you 20% for a re visit or we can put the building in safe storage at an extra £35 per week charge.
We have no extra space at our own premises for buildings 
 
Our Site assembly is done by our experienced staff, we work in all weather, Hot, Cold, Wet, Hail or sometimes Snow, our buildings are designed to ‘live outside’ and they come to no harm even if it is bad weather when we install them.
Unfortunately 
as we all know our seasons are changing with a lot more rain in Summer. Once we have agreed a date we DO NOT POSTPONE JOBS FOR RAIN 
If we have loaded your building and you postpone your building we will charge 20% of the total cost of your building and if required storage costs if we have no where to put the building
Safestore costs are  £35 per week .
If you postpone your building after it is made but not loaded we we store it for one week free then just charge safe storage £35 per week.

 Workgreat Ltd  give no warranty whatsoever  to what is  your chosen site, long term what is actually under your building may move, what we mean by this is rainwater or ice can lift flags, concrete , tarmac or gravel, We ensure that when we leave your building it is solid , however sub ground can change, this sub ground is the customers site and the customers choice for ourselves to site a building in a given place. We can only advise that the better the base the longer
your building will stay in one position.
 
WE DO NOT GUARANTEE YOUR BUILDING AT ALL IF YOU INSIST WE SITE IT ON SOIL OR GRASS 
CUSTOMERS WHO INSIST THAT WE SITE A BUILDING ON SOIL OR GRASS MUST BE ASSURED THAT WORKGREAT’S GUARANTEE IS NULL AND VOID. 
 
You will find plastic bases in the internet these are NOT STRONG ENOUGH FOR OUR HEAVY BUILDINGS
 
 
We ask you the customer to ‘look at your site’ before you order your building after all a good base = a good building.
If your base is more that 4″ or 100mm out of level or simply soft soil we cannot guarantee our excellence of work.
Our buildings are heavy… so a good base is essential.
 
After  you have ordered if you are unsure just take a photograph of your site and send it to us, if we think you need a site visit to look at the site we can send out one of our staff to give you some advise.

**** Providing the building has been treated, stained buildings require treating within three months 2 coats of quality treatment like Sikkens or Sadolin and two coats every two years. Treated in accordance with the suppliers methods. ie all treatments differ.
We give no guarantee to any building that has had the airflow under the building by after fit rear skirts. ( Workgreat do not fit rear skirts.)

Wear and tare items require extra care i.e locks and hinges require Wd 40 every now and then, steps require more treatment that a non walk area might require,  We ourselves quite like Vaseline for things like hinges and screw heads , We only use Stainless steel wood screws on soft Cedar, on normal timber we use galv or similar , this is because stainless steel screws are extremely soft and if they ever need to come out they just ’round off ‘  what we say is pop a bit of Vaseline on the screw heads for protection.
Please note sadly almost all wood screws are made in China and they will rust. Even when they say made in the U.K – No they are probably boxed in the U.K !! They are often still Chinese 
Even though we cannot guarantee hinges we will always send you a set free of charge if they do not live up to expectations.

Please note rubber will move or ripple in extreme heat this is not a fault it is simply the glue going soft it will return to normal when the weather goes cold , your building will not leak.
 
Although we purchase German nails which we believe are the very best we cannot give a guarantee to our nails as we do not make them. However you can be assured they are a world away from cheap Chinese that rust in days.
 
WE GUARANTEE SOME TIMBER WILL WARP, TWIST OR SWELL IN HOT OR WET WEATHER. DOORS ARE MOST PRONE TO MOVEMENT THIS IS NOT A FAULT IT IS JUST NATURAL MOVEMENT OF TIMBER. 
PLEASE TREAT THE END GRAINS WITH A TIMBER SEALANT AS SOON AS POSSIBLE AFTER DELIVERY. And repeat  yearly for best results.
WE STRIVE TO PLANE ANY SWOLLEN DOOR AS QUICKLY AS POSSIBLE.
PLEASE NOTE IF A BUILDING IS STAINED THIS IS SIMPLY
 ‘PRE TREATED’ AND REQUIRE TREATING AS SOON AS PRACTICAL
WE LIKE SADOLIN EXTRA OR SIKKENS. BUT WE GIVE NO GUARANTEE ON THESE PRODUCTS.
 
IF YOU TREAT YOUR BUILDING EVERY COUPLE OF YEARS WITH SIKKENS  SADOLIN or OSMO or SIMILAR 
YOU could DOUBLE ITS expected LIFESPAN.
 
A lot of CHEAP so called treatment is just merely ‘Colour in a can’ with no or little water resistance whatsoever In our opinion.
 However it is great for fencing but not for buildings that need to be dry inside.  One great test is if you can rub it off with a wet finger its no good, or has not been applied properly.
 
OUR DRY GUARANTEE IS NULL AND VOID IF YOU PUNCTURE THE TONGUE AND GROOVE
After fit Electricians must not puncture the building with wire clips, always make sure  that an Electrician brings the feed in through the floor not the wall or your building will leak.
After fit Electricians should always face fix electrics on a board 
if you allow them to drill loads of holes in the structure of your building we cannot then guarantee your building structurally.
A good Electrician is worth every penny a bad Electrician can
ruin your building!!!

All buildings are shown in Imperial sizes for ease but are manufactured in metric sizes with metric size timber.
We are only one of a handful of manufacturers who actually make every timber building that they sell. Most so called building makers ‘buy in’ buildings from the big boys who only care about ‘numbers’ not always quality.
Each building we make is thoughtfully worked out so that we can make the strongest, best product, not the ‘lightest cheapest product’ you tend to see today.
All roofs are made with Ex 16mm  cladding, this is extremely important as most other companies use 8mm interior cladding in the roof to ‘save money’ HOWEVER that means the pins to hold on the felt have to be so short in our opinion this is why lots of buildings ‘loose their felt’ It is windy and often very wet in Lancashire and secure felt is extremely important to us.
We use the best possible Kiln Dried sfc timber, the choice of quality timber assures ourselves a better product.
Our buildings do not come with a million and one knot holes, this is just one of the reasons we can guarantee a dry building. All normal windows are tough safety glass, the glass is ‘glued in place’ this making a dry seal.
TIMBER SIZES AND FRAME SPACING.
All timber sizes are purchased in metric but often shown in imperial sizes for ease, all  sizes are pre machined sizes, if you would like some timber samples  we are only to pleased to send you some. We adhere  quite strictly to each models framing distances and often put more in rather than less, on occasions such as larger than standard windows are used or interior sheet material we have to change things around a little to suit what we are making so we reserve the right to alter things a bit due to what a specific customer orders if the building is change as part of an order
 
TIMBER
 
Timber is  not man made it has knots, and knot holes  sometimes we use filler,  being a natural product , timber will swell and shrink with the climate, we ask our customers to view our buildings on show this way you can inspect them to your hearts content, Natural timber can twist or crack please remember three or four months ago it was a tree.
We work with timber every day and we love timber, sadly mans appetite for timber has seen great changes over the years, when once upon a time it was air dried nowadays it is forced dried. Who purchase good grades of timber , but timber is ‘not a perfect medium’ if as a customer you want absolute perfection then we would recommend Composite ( plastic cladding ) that is man made uniform knot free and twist free.
Every timber building supplied by ourselves will have imperfections in the timber, we absolutely guarantee that timber will move, we go round each building upon assembly we do use filler and every shed / Summerhouse on show will have some filler.  One day mankind might come up with something that is as lovely and natural that does not expand contract , expand or crack until then we  both love and care for timber.
 
We basically use four different timbers 
ex 16 x 125
 ex 19mm log 
   ex 22mm v match
 and ex 38mm heavy log
The thicker a timber is ,that is purchased the less knot holes one gets in timber i.e the timber has more body. Thus a customer over time gets less problems.
Thinner timber is more difficult to machine in a sawmill and thinner timber does push out more knots. The only knot free timber for use on outside buildings is in fact – PLASTIC.
Beyond that Western Red Cedar is the least moving timber we use plus we only buy what is called clear grade Western Red Cedar  this extremely expensive timber is by miles the best timber to look at and to live with but its 10 times the price of normal timber.
 
 
AFTERCARE
 
STAINED BUILDINGS MUST BE TREATED WTHN THREE MONTHS OF PURCHASE, WE CANNOT STRESS ENOUGH THE IMPORTANCE OF TREATMENT, WE SAY TREAT EVERY YEAR WITH SIKKENS OR SADOLIN EXTRA TO KEEP YOUR BUILDING IN SHIP SHAPE ORDER, FALURE TO TREAT ANY TIMBER WILL MAKE IT GO BLACK ON THE OUTSIDE AND THEN LET WATER IN AND GO BLACK ON THE INSIDE.
IF YOU DO NOT TREAT YOUR BUILDING WE GUARANTEE IT WILL ROT.
COLOURED BUILDINGS HAVE THREE COATS OF PAINT BUT WE WOULD ALWAYS SAY TREAT EVERY FIVE YEARS.
The doors and step every two years.
IT IS EXTREMELY IMPORTANT TO SEAL THE END GRAIN OF ALL TIMBER  BEFORE EACH WINTER THIS SLOWS DOWN THE PROCESS OF WATER INGRESS .
 
Before Painting or staining a building it is important to carefully brush and wash any dirt off with warm water and soap, never ever use a detergent  on exterior paint, silicone , stain or varnish or the damage will far exceed the good one does.
All timber must be absolutely dry before painting.
 
SKIRTS
As standard we fit skirts to the facing sides of your Summerhouse, we ALWAYS LEAVE THE BACK OPEN for fresh air
fresh air is absolutely vital for the well-being of timber, just like any loft or under a timber floor in your home air circulation is absolutely vital !!! 
IF YOU SKIRT OFF THE BACK OF YOUR BUILDING THUS BLOCKING OFF THE AIR FLOW YOU LOOSE YOUR GUARANTEE
i.e your structural guarantee is null and void.
 
 
DOORS.
ALL TIMBER DOORS ARE MADE FROM SOFTWOOD NOT HARDWOOD.
We have five types of doors.
1. TONGUE AND GROOVE DOORS ON SHEDS / SINGLE OR DOUBLE
2. OUR OWN MADE DOUBLE DOOR for less expensive buildings
3. HEAVY DUTY DOORS / DOUBLE DOORS SINGLE GLAZED
4. PREMIUM HEAVY DUTY DOUBLE DOORS FOR DOUBLE GLAZING WITH RUBBERS
5. NON FUSS SLIDING UPVC DOORS.
 
ALL TIMBER DOORS WILL EXPAND / CONTRACT AND MOVE ACCORDING TO THE WEATHER AND PLACE THEY ARE i.e do they face the sun and rain. THIS IS NORMAL IT DOES NOT CONSTITUTE A FAULT IT IS ‘NATURAL MOVEMENT OF TIMBER’
KILN DREID TIMBER TAKES ABOUT TWO YEARS TO ‘SETTLE DOWN’ OUR ADVISE IS SIMPLE HOSE DOWN THE DOORS WHEN ITS HOT, KEEP THE DOORS CLOSED AS MUCH AS POSSIBLE IN WINTER , SEAL THE END GRAINS BEFORE EACH WINTER. 
SLOW GROWN TIMBER IS GROWN IN COLD CLIMATES LIKE SWEDEN, FINLAND. THIS GREAT TIMBER DOES NOT LIKE EXTREMES OF HEAT OR WET.
As we live in Lancashire which we consider to be a harsh environment for buildings outside,
 ( Winter 2015 / 2016 it rained for 18 weeks ) our Premium door is specially made for our severe weather ! These superb doors come with a rubber seal, a fixed rebate and is specifically designed ‘ TO MOVE ‘ ( expand and contract ) this is because Timber doors soak up water on the end grain,. as trees are basically one big straw that drinks water in a very wet environment like Lancashire where we are probably a good 8 degrees colder than London these doors perform well.
 
 
Our premium door comes with a fixed rebate glued in place by the manufacture as standard
with a gap at the top and bottom of the rebate, this is quite correct and not a fault!
when we plane the doors this rebate gap gets smaller and smaller.
We always find it amazing how joiners who work inside are not conversant with the great British weather, we are and we work with it.
We are always happy to help and within or beyond your guarantee if your doors require planning we are MOST happy to oblige.

If we lived in London or ‘the south’ our advise might be different but we don’t !
Kiln dried or forced dried timber takes about two years to settle down in very hot weather please hose your doors down. 
THINK TREE, TREES DON’T LIKE EXTREMES BE IT HOT OR WET!
 WE HAVE AN OLD MAHOGANY FRONT DOOR  AND IT STILL SRINKS AND SWELLS.
 
 
TIMBER.
SLOW GROWN TIMBER IS GROWN IN COLD CLIMATES LIKE SWEDEN, FINLAND. THIS GREAT TIMBER DOES NOT LIKE EXTREMES OF HEAT OR WET.
WE PURCHASE KILN DREID QUALITY SOFTWOOD MOST OF THIS IS SLOW GROWN REDWOOD, THIS TIMBER TAKES ABOUT TWO YEARS TO SETTLE DOWN. BEING A NATURAL PRODUCT IT CAN WARP OR TWIST THIS IS NOT A FAULT IT IS ‘NATURAL MOVEMENT OF TIMBER PLEASE REMEMBER A FEW WEEKS AGO IT WAS A TREE, IT IS NOT MAN MADE AND NO ONE CAN ACTUALLY STOP A PIECE OF TIMBER FROM MOVING IF IT WANTS TO. UNFORTUNATELY DUE TO MANS APPETITE FOR TIMBER NOWADAYS IT IS KILN DRIED ( FORCED DRIED ) SO IT CAN SPLIT AND WHAT WE CALL SHAKES SOMETIMES OCCUR, ALL MOVEMENT OF TIMBER IS NOT COVERED UNDER WARRANTY. 
NATURAL MOVEMENT OF TIMBER IS NOT COVERED UNDER OUR GUARANTEE.
We love working with timber , but it is not man made and it does require a degree of patience.

FAILURE TO USE THE TURN BUTTONS MEANS YOUR DOOR WILL MOVE IN HOT DRY WEATHER  – WE ABSOLUTELY GUARANTEE THAT IF YOU DO NOT USE YOUR TURN BUTTONS YOUR SHED DOOR WILL WARP.  TURN BUTTONS ARE ABSOLUTELY ESSENTIAL TO STOP YOUR DOOR FROM MOVING.
Failure to use your turn buttons = you may at some point require a new door fit at your cost !!
 
EDMP RUBBER ROOFING
 
Like everything time has moved on we no longer use roofing felt as it simply is not good enough for our buildings  nowadays we use Firestone EDPM RUBBER COVER
 
EDPM Rubber cover is guaranteed by ourselves ( backed up by Firestone ) to keep your building dry from rain for at least 10 years.
Being a one piece sheet of rubber that is glued on to a roof in all kinds of weather it will be different for some people, firstly it has fold marks this is not a fault they will come out over time, secondly as a glued on product the glue in extreme heat doesmelt and ripples will appear this is normal and not a fault, quite  the same not all the membrane will dry out for sometime once the air has been removed , and then the Membrane actually requires a few hot days to melt the glue to allow it to run. This is quite normal and to be expected in our climate. Your building will NOT LEAK  this is not a fault. On a large surface there may even be air pockets, this is quite normal. WE GUARANTEE IT WILL NOT COME OFF OR LEAK  Its a million times better than felt that rots and has joints. 
Just simply let it do its job!!!!

We have had more buildings damaged by after fit Electricians or joiners simply because they have NOT taken care than anything else.
Electricians fit wires with cable clips, the number of times Electricians have gone through the side or worse still punctured the roof is quite unbelievable , any electric cable should always enter your building from under the floor NOT THROUGH THE SIDE OF THE BUILDING !!
All cabling should be face fit to the framing not drilled holes through your framing or your structural guarantee is VOID
 
Drilling a hole OR HOLES FOR CABLE  in your building FRAME ORSIDE OR ROOF = NO GUARANTEE
 
cable clips through your roof or wall = NO GUARANTEE
 
Wood screws through your building = NO GUARANTEE
 
Nails through your building = NO GUARANTEE
 
Blocking airflow under your building = NO GUARANTEE
 
We get a lot of customers who rightly internally line and insulate a building after purchase. 
When we make a lined insulated roof we either double strengthen the roof or we fit roof beams to cope with the extra weight of the timber ( retro cladding timber to the roof doubles its weight ) and voids your guarantee unless you fit structural beams to carry the extra weight !!!!  We went to one job where an after fit electrician punctured the building no less than 60 times completely ruining a solid dry structure. 
 
Even stapling on plastic bubble is no good, staples may puncture the roof or side depending on the cladding on the building you have chosen !!!

Please note once our building has been assembled it is up to the customer to treat the building within three months if it is stained  and then each year with a quality treatment.
Failure to do so will cause timber to rot. Our guarantee is specific to a non rotted building, if your cladding is rotting it has not been treated correctly.
It should be noted that non structural timber and wear and tare items have a limited guarantee as below.
i.e finishing trim like skirts, corner trim and roof trim do NOT CONSTITUTE AS – STRUCTURAL-  wear and tare items like doors, windows , cills, Door handles, locks , hinges and as such only have a 12 month guarantee. i.e things that can get easily damaged .
 
The customers shall be responsible for the condition of the exterior timbers at all times, any failure of the customers treatment lies with the customer and treatment manufacture not Workgreat Ltd. Whilst we may recommend certain treatments it should be noted that the effectiveness of any treatment is down to several things like ‘ was the timber dry when treated’  did it go cold the night it was painted ? did it rain during the night,  and did this effect the treatment.
Nowadays some quick drying treatments offer better ‘quick protection’ than others.  As they say always read the can !
It may seem crazy but treatment manufacturers often say wipe down your structure before you start  to treat it( this removes grime )  Stir the treatment !!!  Its vital that a can of treatment is stirred otherwise you may be left with a patchy discoloured job and a treatment that wont work as it should.
Some people think ” its only treatment ”  No it is the only way to look after timber outside, take care and do a good job.
Look at your timber when you treat it for the first time ( within 3 months ) if you find any defects please put it in writing so we have it on file and can sort it for you.
 Workgreat Ltd give no warranty whatsoever to what is your chosen site, long term what is actually under your building may move, what we mean by this is rainwater can lift flags, concrete , tarmac or gravel, We ensure that when we leave your building it is solid , however sub ground can change, this sub ground is the customers site and the customers choice for ourselves to site a building in a given place. We can only advise that the better the base the longer
your building will stay in one position.
 
WE DO NOT GUARANTEE YOUR BUILDING AT ALL IF YOU INSIST WE SITE IT ON SOIL OR GRASS 
 
CUSTOMERS WHO INSIST THAT WE SITE A BUILDING ON SOIL OR GRASS MUST BE ASSURED THAT WORKGREAT,SGUARANTEE IS NULL AND VOID. 
 
Natural Resin
Natural resin is found in timber, on a hot day this can run it is yellow in colour and sticky, as a natural part of a tree it is not a fault. Resin will set when it goes cold, They are called resin pockets.  Scape off any resin then Just use a good quality exterior filler and fill any hole it makes then paint over as usual.
 
Sometimes we all forget timber is NOT MAN MADE just man machined and man worked.
Workreat does not guarantee timber, what we do say is we purchase the best quality we can within the budget we are given.
A less expensive building clearly has less timber in it than a more expensive building.

To qualify our structural guarantee means the building will stay up and will remain solid providing it is looked after correctly, Treated correctly, twice every two years and has a solid foundation.
